The Commercial District and Varnum Street Façade Improvements focus on revitalizing the City’s primary business districts, including 34th Street, Perry Street, Rhode Island Avenue, and Varnum Street, which is located on the opposite side of the City. These corridors represent key commercial areas that serve residents, visitors, and local businesses throughout Mount Rainier.
The Façade Improvement Project includes enhancements to eight commercial storefronts located within Mount Rainier’s commercial districts, with a primary concentration along the downtown core on 34th Street. As part of the City’s broader Façade Improvement Program, this initiative aims to improve the visual appeal of aging storefronts within the Main Street Affiliate–designated business district, an area in critical need of reinvestment and revitalization.
Several storefronts currently lack the aesthetic qualities that signal Mount Rainier as a vibrant place to visit, live, and conduct business. This project addresses those conditions by upgrading building façades to create an inviting and cohesive commercial environment. The improvements are intended to provide a clear visual cue to both drivers and pedestrians to slow down, stop, and patronize local businesses—ultimately stimulating economic development citywide.
The project was funded through multiple grants from the Maryland Department of Housing and Community Development (DHCD).
Background
Mount Rainier is experiencing increased economic activity due to significant development occurring in neighboring jurisdictions, including Washington, D.C., Brentwood, North Brentwood, and Hyattsville. Several mixed-use residential developments are open or planned to open within one mile of the project area, bringing a growing population of apartment residents and potential customers to nearby commercial corridors.
As new businesses open and residential density increases, it is imperative for the City to capitalize on this momentum by investing in attractive and welcoming commercial façades. Improvements along 3801–4010 34th Street and other key corridors position Mount Rainier to compete regionally and support long-term economic vitality.
Status
The Mount Rainier Commercial District and Varnum Street Façade Improvement Project began in December 2023 and was completed in Fall 2026.
